JRA Fire Safety Advisors were appointed by Giant Property Management to undertake a comprehensive fire risk assessment and detailed fire door survey of The Burj, Digbeth, Birmingham, a substantial multi-storey residential development comprising over 150 apartments within a contemporary high-rise residential scheme.
The commission formed part of the client’s ongoing building safety and compliance strategy, requiring a detailed appraisal of both the building’s wider fire safety arrangements and the condition of key passive fire protection elements.
The Burj is a complex higher-risk residential building operating under a stay put evacuation strategy, incorporating protected stair cores, smoke ventilation systems, firefighting facilities, dry risers, and extensive compartmentation measures throughout. Given the building’s height, occupancy profile, and status under the Building Safety Act framework, the assessment required a robust and technically detailed review of life safety systems and passive fire protection measures.
JRA undertook a full fire risk assessment of the communal areas and shared systems across the development, including evaluation of means of escape, fire detection and alarm provisions, smoke control arrangements, emergency lighting, firefighting equipment, compartmentation strategy, and external wall considerations. This was supported by a detailed fire door inspection programme covering communal fire doors and flat entrance doors opening onto common areas, assessing door certification, hardware, signage, self-closing performance, smoke seals, tolerances, and general compliance.
The surveys identified a range of remedial and maintenance actions relating to fire door performance, compartmentation integrity, and management controls, which were captured within prioritised action schedules to support the Responsible Person in maintaining compliance and planning remedial investment. The combined reporting provided the client with a clear and defensible understanding of the building’s fire safety position and a practical roadmap for ongoing compliance management.
This project demonstrates JRA Fire Safety Advisors’ capability in delivering integrated fire risk assessment and passive fire protection inspection services for complex higher-risk residential developments, combining detailed technical expertise with pragmatic, risk-based recommendations to support resident safety, regulatory compliance, and effective building safety management.
