High-end safety for high-end retail. JRA Safety’s fire strategy for Larry King Marylebone ensures luxury and compliance coexist.

JRA Fire Safety Advisors were appointed to prepare a detailed fire strategy to support the proposed fit-out of the Larry King hair salon located within a mixed-use development in Marylebone, London. The commission formed part of the RIBA Stage 4 design process and was undertaken to demonstrate compliance with the Building Regulations and to clearly define the fire safety principles for the occupied commercial unit.
The fire strategy developed by JRA Fire Safety Advisors considered the salon’s occupancy profile, layout across ground floor and basement levels, and its integration within a larger base-built development. The strategy addressed key fire safety measures including means of escape, travel distances, escape capacity, fire alarm and detection systems, emergency lighting, internal fire spread, compartmentation, and fire door provisions, ensuring alignment with the overarching base-build fire strategy for the building.
A risk-based approach was adopted in line with recognised design guidance, allowing the strategy to balance life safety, operational functionality, and regulatory compliance. Particular emphasis was placed on clearly documenting the evacuation strategy, interaction with landlord systems, and assumptions that would inform both construction and future fire safety management.
This project demonstrates JRA Fire Safety Advisors’ experience in delivering robust, well-coordinated fire strategies for high-quality commercial fit-outs within complex, multi-occupancy buildings, providing clear and defensible fire safety solutions that support design approval and safe occupation.
