JRA Fire Safety Advisors were appointed by Rockwool to develop a comprehensive retrospective fire strategy for Unit 2, Hams Hall, Birmingham, supporting the continued operation and future development of their Global Centre of Excellence for Fire-Stopping. The commission involved a full strategic review of the existing building’s fire safety provisions to benchmark the facility against current fire safety standards and provide a robust framework for future occupation, modification, and expansion.
The project related to a substantial industrial and manufacturing facility extending to over 14,000m², comprising warehouse, production, office, research and development, and specialist training spaces within a modern logistics and manufacturing environment. As a nationally significant centre for the development and manufacture of passive fire protection products, the facility required a carefully considered fire strategy balancing regulatory compliance with operational flexibility.
JRA undertook a detailed assessment of the building’s fire safety infrastructure, including means of escape, occupancy profiling, travel distances, structural fire resistance, fire compartmentation, fire alarm and detection systems, emergency lighting, firefighting access, and passive fire protection measures. The strategy also considered the integration of a new training and demonstration facility within the existing warehouse envelope, assessing the implications of mixed occupancy use and ancillary accommodation under BS 9999.
Using a holistic, risk-based fire engineering approach, JRA developed a performance-led fire strategy that rationalised the building’s existing provisions against modern standards while identifying enhancements and management measures necessary to support future operational changes. Particular emphasis was placed on maintaining compliance within a large-volume industrial environment whilst preserving the flexibility required for ongoing manufacturing, product development, and educational activities.
