JRA Fire Safety Advisors were appointed by Buckingham Management to undertake a comprehensive, non-intrusive fire compartmentation survey at Esmond Court, a multi-storey residential building with commercial accommodation at ground floor level. The purpose of the commission was to assess the integrity of existing fire-resisting construction and identify defects that could compromise compartmentation and the safety of occupants.
The survey undertaken by JRA Fire Safety Advisors focused on communal areas throughout the building, with sample inspections carried out within selected flats to gain a clearer understanding of construction methods and service penetrations. Particular attention was given to fire-resisting walls, floors, service risers, cupboards, and penetrations, as well as the quality and suitability of existing fire-stopping measures. A number of deficiencies were identified, including unverified fire-stopping, poorly installed passive fire protection, and breaches that undermined established compartment lines.
Given the residential nature of the building and its reliance on a ‘stay put’ evacuation strategy, JRA Fire Safety Advisors provided clear, prioritised, and proportionate recommendations to restore and maintain effective compartmentation. The advice reflected the age and construction of the building while ensuring that life safety objectives and ongoing compliance could be achieved in a practical and manageable manner.
